We tailor our services to your expectations and requirements. For new clients, we often start with the initial consultation and our relationship grows from there. This is done with a licensed architect who has built hundreds of buildings with deep knowledge of building design, construction, and real estate.
Why use an architect? It is our professional oath to make your spaces healthier, more comfortable, last longer, and be worth more than buildings that don't have certified licensed architect at the core of the design and construction process.
This is where we meet and learn about the project and the end result desired.
Map out the property. Review a new client questionnaire. Define and quantify spaces with our space calculator. Create a room block layout. Research applicable zoning, building, and restriction codes. Review the Kickoff questionnaire, review spaces overview and project scope to discuss all elements of the project to be designed or specified by the architect that will have an associated construction cost. We'll go over your budget expectations and aesthetic preferences.
Draw, Measure, and Photograph the existing home or building. We call them "As-builts". You'll get precise floor plans, a front elevation, and systems analysis.
Review survey, detailed land use code analysis (as required), topographical analysis, drainage, vegetation, road and access conditions, easements, views, sun and seasonal conditions, and any other pertinent site features. A proposed site plan will be presented.
Based on the requirements established at the Programming meeting, we will prepare a Schematic Design presentation comprised of up to three (3) proposed solutions for the Project. Each Schematic Design solution will include: virtual modeling, floor plans, exterior building elevations, proper scale and dimensioning, and accurate budget estimates as required to illustrate the proposal.
We will dive deeper into modifying and refining the best option forward. We will have weekly meetings over a month. Up to (4) 2-hour meetings to make changes to better meet the project requirements.
With the client's approval of the schematic design, we will develop the floor plans, exterior elevations, and cross-sections. The client will select hardware, finish plumbing fixtures, appliances, cabinetry, tile, stone and lighting fixtures. We will prepare additional details to fix and describe the character of the project.
The Drawings and Specifications that will describe the scope of work and be suitable for filing with the Building Department and for construction by a qualified General Contractor. This shall include but not be limited to: Architectural Floor Plans delineating the existing construction, new construction, and the cross referencing of details, elevations, sections, specifications, and codes.
The architect must manage all the consultants required for a project.
This could include: Surveyors, Geological Engineers, Land Use Planners, Drainage and Grading Engineers, Landscape Architects, Mechanical (heating and cooling) Engineers, Structural Engineers, Electrical Engineers, Plumbing Designers, Interior Designers, and Lighting Designers.
All buildings have systems that work together to complete the spaces that you need. A project manager must coordinate these professionals.
The Drawings and Specifications that will describe: Power and data plans showing electrical and data receptacles.
The Drawings and Specifications that will describe: Ceiling design features and structure. Placement of ceiling-mounted, wall-mounted, and recessed lighting fixtures. This will also include any other ceiling mounted fixture or vent.
Scaled drawings of all the interior wall spaces. Used for the interior designers.

Details, Schedules, and Notes communicating, in detail, different aspects of the design as it relates to construction and/or code requirements. This could also relate to value engineering, field changes, owner alterations.
We assist the Client in assembling, distributing, and evaluating the bid package, which will include: -Distribution of Construction Documents to bidders. -Coordinating walkthoughs, answering questions, and issuing clarifications. -Evaluating all bids with client. -Assisting client with awarding contracts.
Free for our Permit Issuance customer! The architect shall assist the client in preparing the application for the Building Permit as required by the local zoning code. The Architect shall prepare a Permit Submission Package: including all permit applications, coordinating fee payments, providing signed and sealed architectural drawings sets to the jurisdiction.
The architect will attend meetings on a weekly basis to assist in expediting the project and provide clarification for the design/build intent. The architect shall review and certify the General Contractors request for payment and insure quality. We will observe progress continuously while reviewing subcontractor's submittals. We will issue clarification drawing supplementals to insure communication and quality control. We will prepare "punch list" repair items for quality control.
For a 3,000 house on a flat lot, with a 3 car garage. Full service architectural services through completion of built home.
General Contracting
On site on a daily basis as foreman to coordinate and oversee the contractors in all construction phases. Also purchasing materials and scheduling all construction. Select architectural clients only.
Landscape Design, Construction, and maintenance
Review the Kickoff questionnaire and plan the design of your landscape. We'll quickly morph your existing ground into the garden of you. Areas for Earth Elements, Surface Elements, Plant Elements, and Built Elements. We'll take your budget and stretch it as far as possible to meet your expectations and aesthetic preferences.
We'll create virtual images of your landscape and then we'll build it in reality. It will be better, faster, and last longer than most other approaches.
We have certified partners that we schedule cleanups, tree service, trimming, and installations with.
